Job Description
This is a full-ownership role. As General Manager, you will run the Dubai Centre from start to finish – customer experience, team performance, P&L delivery, facility standards, local stakeholder relationships, and F&B partner oversight. You are the single point of accountability for everything that happens inside this building.
You will be the public face of KOFISI in Dubai. This is our first Centre in the UAE and, if we execute well, the first of several. How we show up here – the quality of the experience, the culture we build, the reputation we earn – will shape the trajectory of the entire territory. That is the opportunity in front of you.
We are looking for someone who is genuinely hands-on, commercially sharp, and deeply invested in the detail. Not a figurehead who manages from a distance, but a leader who knows their members, their team, their numbers, and their building – and takes real pride in all four.
Key Responsibilities:
1. Commercial & Financial Leadership
Assume full P&L ownership, specifically driving EBITDA delivery, occupancy, and revenue per member.
Operate with a data-informed mindset, interpreting financial KPIs to make clear-eyed decisions grounded in evidence.
Execute a disciplined building business plan that optimizes asset utilization and identifies new revenue opportunities across all service lines.
2. Operational & Hospitality Excellence
Embed service rituals and quality standards that make exceptional experiences the norm across workspace, F&B, and wellbeing.
Oversee comprehensive service delivery, including F&B partner oversight, ensuring quality and contractual obligations are consistently met.
Recruit and onboard the right people to build a high-performing team rooted in accountability and warmth.
Monitor NPS and satisfaction data closely, using insights to continuously raise the bar for service quality.
3. Stakeholders and Market Relationships
Build and maintain strong relationships with landlords, partners, and local government bodies in Dubai.
Represent the KOFISI brand in the market with cultural intelligence and credibility, acting as the primary point of contact for key clients.
Manage vendor relationships and lead critical project work streams, including tenant fit-outs and building upgrades, on time and within budget.
4. Asset Value & Risk Governance
Protect long-term asset value through rigorous risk management and compliance with local UAE regulatory requirements.
Embed sustainability practices into day-to-day operations to meet energy reduction and community impact goals.
Uphold the brand promise by maintaining the physical environment and operational rhythm to KOFISI’s elevated standards.
Requirements
Qualifications
1. Proven track record of leading and operating a premium hospitality, workspace, or mixed-use property at GM level or equivalent.
2. Strong commercial background with hands-on P&L ownership experience.
3. Experience operating in the UAE or a similarly competitive, service-driven market is an advantage.
4. Familiarity with F&B operations and the ability to oversee F&B partnerships as part of a broader center model.
